Bartner was also a producer for the Pulitzer-winning “Anna in the Tropics,” and the West End production of “Legally Blonde The Musical,” which won three Laurence Olivier awards.

Bartner built the custom home, at 21 Sagamore Cove Road in Branford, 10 years ago. It has water views, which take center stage, from every room.

At 4,030 square feet, the modern beach residence comes with four bedrooms and five baths — and sits on .23 acres.

The home’s shoreline on the Long Island Sound allows for swimming “at any tide,” the listing notes — from a walkable beach at low tide that can be reached from a stonework deck and custom metal staircase, which descends directly into the Sound at high tide. A sea wall and “wave-return system” are also in place.

But in case you don’t feel like an outdoor dip, especially in the icy winter months, the home also features a full-size, indoor lap pool with a temperature and humidity control system on the lower level.

This floor also features a custom-designed, climate-controlled wine cellar.

The abode’s main level features an open layout with high ceilings, a woodburning fireplace and a first floor bedroom — all framed by water views.

Upstairs, the main bedroom suite shares the floor with a junior suite, which can also serve as a home office or den with shoreline views, plus a laundry room “with a coffee nook.”

A top floor “bonus room” can function as a fifth bedroom with an ensuite bath or a private retreat, studio or creative space.

Design details also include an elevator and high impact windows.
